Commercial real estate insurance FAQs

What is lessor's risk only (LRO) insurance?

A policy for property owners who lease their entire building to tenants. It covers the building and the owner's liability as landlord, while tenants carry their own coverage for their business operations.

Do I need earthquake insurance for a commercial building in California?

It isn't required by law, but standard property policies exclude earthquake damage, and many lenders require it. We can quote earthquake coverage separately.

What is loss of rents coverage?

If a covered loss like a fire makes your building unusable, loss of rents coverage replaces the rental income you lose while it's being repaired.

Should my tenants carry their own insurance?

Yes. Most commercial leases require tenants to carry general liability and name the landlord as additional insured. We can help you set the right requirements.

Is a vacant building still covered?

Coverage is often limited once a building has been vacant for a set period, commonly 60 days. If your building is empty or about to be, talk to us so the right coverage stays in place.

Renewal coming up? Let's compare.

Send us your current policy and we'll review your building's coverage before you renew.
